Be very careful when choosing a builder (or any other type of worker) as there are a few people on the island who are not qualified and have little experience.
The majority of tradesmen on the island are reliable and hard working. Get recommendations from friends and neighbours, get several quotes, and if possible view previous work done. |
Always agree a price before work commences. For larger jobs it is always good advice to check any credentials and qualifications. If additional work is needed then make sure you verify what needs to be done and get the price or a rough estimate – again – before work starts.
It is normal practice with smaller companies and individuals to ask for money for materials before work starts. Again check your original quote to see if the price you have agreed includes materials or is just for labour. In the former case keep a record of money you have paid in advance so that you can check your final bill.
When dealing with electrical work and gas installation there are strict rules within the local laws as to what can and can’t be done.
Ensure that the person you are employing meets the necessary legal requirements.

Note: Certain materials are more expensive to buy in Mallorca due to the cost of shipping. This is especially true of timber and glass.
You also may find that in the height of the summer season certain local councils forbid major building work due to the noise factor.
Check your local by-laws and plan accordingly or you may find your house half-built and a delay of 2-3 months before work can continue!
