Due to the fabulous climate Mallorca enjoys, in the summer months especially, it is an advantage to install air conditioning, be it at home, in the office, or even your car!
Depending upon the size of your property, whether a large villa, apartment or business premises, there are various sizes and types of air conditioning units available. The majority of theses double up as heating units for the cooler winter evenings.

Prices vary depending upon make and size so it is advisable to shop around and compare prices. The larger DIY stores and hypermarkets have a variety in stock, as well as businesses specialising in air conditioning. Get advice on the size and number of units you need for your particular business or home from an experienced air conditioning engineer. It is also recommended that you use a qualified engineer for installation as the process is not easy and you could cause problems with your unit if it is not properly installed, thereby losing any guarantee you have with the purchase.
For smaller premises such as bed-sits and offices a portable unit may be suitable. These are not usually expensive but only suitable for small areas.
Units should be serviced regularly. The cost of running them can be expensive so expect larger electricity bills. To keep your air conditioning working to maximum effect all windows and doors should be kept closed – otherwise your cool air is escaping!!
For heating there are also various options. As mentioned, the majority of air conditioning units double as heaters. Other options available in Mallorca are solar panels, a cheap source of electricity, or employing a plumber to install radiators.
In the latter case the source of fuel is usually bottled gas, so you need either a large gas tank, or storage room for several smaller bottles

If you own (or rent) a property in Mallorca then at some point you may need to repair or update various features. There are a variety of specialists on the island, offering services ranging from rendering walls to full reforms.
Be very careful when choosing a builder (or any other type of worker) as there are a few people on the island who are not qualified and have little experience. The majority of tradesmen on the island are reliable and hard working. Get recommendations from friends and neighbours, get several quotes, and if possible view previous work done. Always agree a price before work commences. For larger jobs it is always good advice to check any credentials and qualifications. If additional work is needed then make sure you verify what needs to be done and get the price or a rough estimate – again – before work starts.

It is normal practice with smaller companies and individuals to ask for money for materials before work starts. Again check your original quote to see if the price you have agreed includes materials or is just for labour. In the former case keep a record of money you have paid in advance so that you can check your final bill.
When dealing with electrical work and gas installation there are strict rules within the local laws as to what can and can’t be done. Ensure that the person you are employing meets the necessary legal requirements.

You also may find that in the height of the summer season certain local councils forbid major building work due to the noise factor. Check your local by-laws and plan accordingly or you may find your house half-built and a delay of 2-3 months before work can continue!
